Homeowners Association (HOA)

HOA Dues
Monthly or annual fees paid by homeowners to fund the association’s operating budget, covering landscaping, snow plowing, management fees, insurance, and reserve contributions.
Reserve Fund
A portion of HOA dues set aside for major future expenses, such as repaving, roof replacement on common structures, or significant landscaping work. A well-funded reserve protects homeowners from large special assessments.
Special Assessment

CC\&Rs (Covenants, Conditions, and Restrictions)
The legal document governing how properties within an HOA community may be used, altered, and maintained. CC\&Rs establish community standards and protect property values.
HOA Bylaws
Organizational rules governing how the Homeowners Association itself operates, including meetings, board elections, voting rights, and governance responsibilities.
Association Management Company
A professional firm hired by the HOA board to handle day-to-day operations, including collecting dues, coordinating maintenance, and managing homeowner communications.
Common Areas
Shared spaces within an HOA community maintained by the association, including green spaces, ponds, walking paths, seating areas, and signage.
Rules and Regulations
Specific behavioral and maintenance standards all homeowners must follow, covering landscaping modifications, exterior decorations, parking, pets, and noise.
Board of Directors
