Zoning

Local regulations dictating how land may be used, including residential, commercial, and industrial. Ron Clark evaluates zoning carefully during site selection.

Plat

A recorded map of a subdivision showing individual lots, streets, easements, and public spaces, establishing the legal boundaries of each property.

Easement

A legal right allowing a third party to use a portion of your property for a specific purpose, such as a utility corridor. Disclosed in title documents.

Title Search

A review of public records to verify legal ownership and identify any liens, encumbrances, or title issues affecting ownership rights.

Deed

The legal document transferring ownership of real property from seller to buyer, recorded with the county upon closing.

Lien

A legal claim against a property by a creditor as security for a debt. All liens must be cleared before a clean title can be transferred.

Disclosure

Information legally required to be shared with buyers about known material defects, HOA obligations, or conditions affecting the property.

Recording Fee

A fee charged by the county to record the deed and other closing documents in the public record.

Survey

A precise measurement and mapping of a property’s boundaries and improvements performed by a licensed surveyor.
