Assessed Value
The value placed on a property by a county assessor for tax purposes, which may differ from market value.
Association Management Company
A professional firm hired by the HOA board to handle day-to-day operations, including collecting dues, coordinating maintenance, and managing homeowner communications.
Association-Maintained Living
A housing model particularly well-suited to Minnesota’s climate, where the HOA manages snow removal, lawn care, and exterior upkeep, freeing homeowners from seasonal maintenance year-round.

Certificate of Occupancy

Change Order

Closing

Closing Costs

Closing Date

Condominium

Construction Loan

Construction Superintendent

Construction Timeline

Contingency

Conventional Loan

Detached Villa

Disclosure
Information legally required to be shared with buyers about known material defects, HOA obligations, or conditions affecting the property.
Double Vanity

Down Payment

Downsizing

Engineered Wood Flooring

Ensuite Bathroom

Equity
The portion of a home’s value truly owned by the homeowner, equal to the difference between current market value and outstanding mortgage balance.
Escrow
A neutral third-party account holding funds during the transaction until all conditions are met. Also used post-closing to collect and pay property taxes and insurance.
Exterior Elevation
The architectural design and appearance of a home’s exterior facade, including materials, proportions, rooflines, windows, and entry features. Ron Clark elevations are crafted to be attractive and durable in Minnesota’s four-season climate.
Exterior Maintenance
Upkeep and repairs to exterior elements of homes and common structures within the community, typically covered by HOA dues.

Reserve Fund

Right of First Refusal
